The Outstanding Building of the Year (TOBY®) Award is one of the most prestigious and comprehensive programs of its kind in the commercial real estate industry recognizing quality in buildings and rewarding excellence in building management. During the competitions, all facets of a building's operations are thoroughly evaluated. Buildings are judged on everything from community involvement and site management to environmental and "green" policies and procedures.

Levels of Competition

The competition consists of three levels:

1. Local association level

2. Regional level

3. International level

Winning entries advance from the local level to the regional level, and regional winners advance to the international level. The international TOBY Awards are presented at the BOMA International Conference & Expo each year.

Fees and Deadlines

There is no fee for entering your building(s) to the TOBY awards at the local level.  However if your entry is withdrawn from the competition a fee will be assessed based on the date. See the local commitment form for details. Your entry must  be submitted to BOMA International's portal by July 31, 2025.

Buildings that win at the local level will be eligible to compete at the regional competition. The entry fee of $450 USD will be paid to BOMA International for each submission entering the TOBY regional competition. These fees will be collected once the entry has been completed and the “Submit” button has been pressed.  No additional fees are collected for the international competition.

An additional regional competition fee may apply. If applicable, the regional competition fee will be collected by the region directly.
